Quick Tips from Matthew

Our most primitive (and evolved) sense is smell. It’s deeply rooted emotionally and as such lends to very strong memories. If you have a bad odor it can create a terrible memory and send you running for safety. This lends poorly to real estate transactions. Some of the MOST discounted sales are ones that plain and simple STINK. If you have pets and are looking to sell… or if you smoke and are looking to sell then deodorizing is a MUST. If you are looking to buy a home and can pinch your nose then stinky homes many times close more than $10,000 under market equivalent homes. Yet deodorization can be as inexpensive as a few hundred bucks so take a minute to learn how to handle stinky homes doing so will be worth thousands of dollars to you.

Round up the following deodorizing supplies as mentioned in the podcast

  • Ozone Generator this is the tool used to neutralize odors in the home.
  • Utility Fan moves more air or Box Fan less expensive
  • Scented Wax Lamp these lamps are the BEST tool I’ve found to add a fresh new fragrance to a deodorized home PERIOD
  • Alternately you can try Vanilla Extract on light bulbs and or Lavender Powder Laundry Detergent on HVAC filter (warning could damage blower motor).
  • Sliding Window Locks (optional) to maintain home security while cracking window
  • Timer Switches (optional) these are useful if home is vacant and on market. You can setup the ozone generator & fan at night when nobody’s previewing.
  • Baking soda, Fabreze, white wine vinegar, Comet, & Bleach will be invaluable for deep cleaning
  • Drain Brush, use this to remove stinky debris from drains.
  • Bag-less HEPA Filter Vacuum perfect for removing debris, pet dander and odor from rugs with easy to empty canister
  • Kilz (optional) this is for extreme remediation only. It’s coating / paint primer to lock away strong odors that cannot be removed otherwise

We encourage you to contact your Real Estate Agent for Real Estate transaction advice and or a odor remediation specialist. A good maid service can do a deep clean for you. If this in combination with the deodorizing tools does not mitigate the odor you will need to contact a flooring company / contractor. Make sure they have a odor remediation plan. This may involve a complete demo of your flooring and chemically treating the sub floor and or slab then sealing them. Before you go to the expense of invasive remediation make sure to test out the deodorizing tools. They will prove invaluable as a homeowner.
